Wayleave - apply direct or via Thomson Broadbent?

We have just had a letter from Thomson Broadbent advising us that we are entitled to compensation from Southern Electric as we have a pole on our property and cables crossing it. Is there any advantage or disadvantage to going through a company rather than approaching Southern Electric directly? I understand we’d have to pay them 20% + VAT of any settlement, but might they get more than if we went direct?

  • Yes I know JJ Egan, but I stand to benefit too - my question is whether it’s better to do it myself or via a company, given that they might possibly negotiate a higher offer.

    I negotiated mine directly with SSE's agents. They told me that standard rates apply, so if you use Broadbents you will get 20% less than doing it yourself.

    The whole process is quite protracted and took about a year from start to end.

    I received a letter from a company but have taken advice on here and gone direct to SSE.

    They have offered me this.

    Option 1 – A 15 year term agreement with a payment of £200.09 then after 15 years this will revert to an annual as this is set at such an enhanced rate there is no back payment.

    Option 2 – An annual payment of £1.53which we can back pay up to 6 years.

    Option 2 seems a little weird.

    Is that about right for the payments?

    Looks to be in line with the figures quoted on the Savvydad website.

    Not sure why anyone would advocate paying someone money for something that can be done for virtually nothing?
