When Part Exchanging with Charles Church what do you need?

Hi there

Has anybody every part exchanged a house with Charles Church? I’m enquiring about it and just wondering if we go ahead with it what do we need to give them?
I currently don’t have my gas and electricity safety certificates.

Do I need a physical copy of the house deeds? As far as I’m aware we weren’t given any and it’s stored on the Land Registry database.

Anything else which could be helpful would be very much appreciated :)

    The only thing you must have is a valid EPC.

    EPCs are valid for 10 years, so you might have a valid one already.

    During the conveyancing process you'll probably be asked to fill in a Sellers Property Information Form, Fixtures and Fittings form, and you'll probably be asked for other info.

    Theoretically, they can ask for anything they want (like elec and gas certificates), and you can decide whether to provide them or not.

    Charles church part ex require a gas safety check certificate dated within 6 months, it's on the very first part ex form you sign. Is usually only a landlord requirement so it did throw me a little. I had boiler service documentation but not a gas safety check.



    Everything else is just normal conveyancing.
  • If its a GSC that you need,you can get one from a gas safe registered engineer,they will come and inspect and test all the gas installation in the property and advise of any issues.

    The cost is around £60 and they should be able to complete the certification with an hour.

    They are standard documentation for LL's but it is not a requirement to have one in a privately owned property that is not rented.
