Yeah, I made the mistake of sticking around as vendor on my first house 'open day' and it did feel really awkward and may have contributed to lack of offers (got one low one that I rejected). Agent was awful as well.

I took it off the market, put it back on later with another agent, stayed well away when it was shown and got 5 offers!

I have been to showings with vendor that have been fine, but I think best without if possible.
  • Thanks for all the help and advice guys!

I have arranged another viewing tomorrow with my partner and mum with the owners there.

Another plus, the vendors have dropped the asking price by 2K! They are moving into their new build mid December.

Not if they're relying on this sale, they aren't...

Just to add - I've never opened cupboards on a viewing without asking fast. Definitely ask first if you're talking about someone's bedroom wardrobes!

    No, don’t even ask!

Looking in cupboards/wardrobes is way too intrusive, and is the placement of the shelves/drawers really going to affect whether you buy the house or not?

Like I said above, it's not so much the layout which matters, but what else is being concealed by the cupboards. Perfectly normal to have a look.

It’s really not. OP don’t ask!

I've always shown people around our houses, mainly in the South East but now East Anglia.

When we sold a bungalow in the South East (years ago) a woman asked if she could have a look around on her own so I agreed. She didn't buy but when we moved a few months later I found some of my gold jewellery missing a ring and a heavy gold chain. I didn't do anything about it unfortunately. So I've never let anyone look round on their own since then.

I've had a few viewings with the sellers present. I think they stick around to answer any questions you may have.

I have said a few times 'right, we're going to have a look about' which usually leads to a response of 'sure, i'll be in the kitchen if you need anything'.
    Know what you don't

Leaving easily-liftable valuables in reach is always going to be a high-risk activity, even if you accompany them around - it only takes a fraction of a second to pocket something like that.

Not a lot you could have done, anyway, after "a few months" - no way to prove who lifted them.

We were lucky (or careful!) when we sold - we only had a miniature rubber duck nicked from the bathroom...
