If either the shower or the built in cooker were an issue then they wouldnt be viewing.

They can see the pictures as well as we can. It's highly unlikely they will think a bath will magically replace a shower cubicle. They know it's there they wouldn't waste their time.

Of the 40+ property buy backs I have been partially involved in (in some capacity or another) over the years, about 2 thirds had built in cookers and/or appliances and were subsequently rented out with them gifted to the new tenant. It's not that unusual.
  • Here's my flat BTW

I’d go out there tonight and grab that old park bench if I were you.

Some of these swanky antique dealers pay good money for them.
  • When we were selling our ex council flat, we asked the council to come out to value it as they are buying back properties in our area. They offered us £75k based on works they considered the property needed but didn't take into account changes we had made such as new kitchen, bathroom, windows, doors and floor to ceiling fitted wardrobes. We decided to sell privately, home report value was £83k and we achieved the full home report value in our private sale. As others have said, it depends on the market in your area and how much you're willing to take
  • Good news everyone. The council is interested in purchasing my flat. Next step- they will book a suvoyer out and then after that they will put a offer. Hopefully suvoyer will be good and not offer to much below asking price
