I also don’t think house prices are going to go up any time soon so the pressure to buy is from your situation which it sounds like you’re managingNOT a NEWBIE!

Thank you. We already have a HTB ISA each and we are putting £200 every month in it. We will have about £3000 each in HTB ISAs so we are looking for £1500 bonus from that (£750x2). In terms of bonus yes I know they will take probably the average or half of it.
for sure you can use two LISAs. just not sure about two HTB ISAs
the LISAs need to have been open for 12 months before you get your bonus, but you can start now with a quidI think I saw you in an ice cream parlour

I hope it’s not too late to reply. Look into Charlton (Zone 3). It’s very convenient in terms of travel. You have the national rail (15 mins to Londom Bridge), and several buses that go to North Greenwich underground station (Jubilee) in 10 minutes. I have lived here for over a year (renting), and loved it here, so we just recently bought our first house in the area. With your budget, you could easily afford a 2-bed property without using HTB or shared ownership. However, if you are keen on new builds, Fairview Homes has a development in the area with 2-beds priced at around £400k. It’s very near the train station (approx 8 minutes on foot) and Greenwich shopping park is about 3 minutes away on foot.0

3-4 bedroom £450K new build in London? Hmmmm... idk if you can find that in London. Probably you have to go further away like zone 5-6.Or try outskirts of London like Crawley, Sussex, Taylor Wimpey has a development there, i know because we’ve been checking that area out last year. Lol. Or Kent or Essex. With that budget you can get a semi or even detached house. Goodluck.0

Have a look at Highams Park/Chingford E4.Overground train to Liverpool Street and you could then walk to your office. Both areas on the edge of Epping Forest.I would steer clear of Walthamstow, seems very pricy for what it is.I grew up there and cannot believe the prices people will pay for, in my opinion, not a very nice area. You could look at Woodford Green, central line into London, but I think your budget might be tight.

Quick update...found a great new-build (end of terrace 3-bed house) in Chigwell (zone-4, central line)! Paid the reservation fee and mortgage was accepted yesterday....now waiting for the valuation and the Help to Buy equity loan to be approved too. Soon enough we will be in our brand new house!5
