    Just the way it seems to work from my experience. If you go in at £515k and the next jump is £520k, people end up talking in sets of £5k. If you talk in gaps of £1k, 2k, or 3k, it looks like you're close to your limit and stretching a bit more each time.


    Not going to attempt to explain the psychology of it cos I'm not a psychologist lol.

    Asking price hasn't actually changed. Standard price of £340k or 'offers over £325k' both suggest they want around £330k. Agent probably told them to drop the price and that was the most they'd agree to, then the agent will try to convince them to accept £320-325k.

    You'll always find some sellers wanting a price for their house that you don't think is justified. Doesn't hurt to offer a bit less - you don't know how desperate they are to sell. Just don't get your hopes up too much.

    Without a link the thread is pretty pointless. The seller may be deluded but we really need to see how deluded they actually are to comment properly.
  • Offers over £325k suggest they're looking for £330kish - especially if they originally had it on for £340k.


    It's not about being cheeky, it's about having an end target and then working your way up to there.



    If my absolute max was £320k I'd go 310k then 316K then final offer £320k
