Help needed leaving tenancy agreement

Hi all,
We have asked to leave our tenancy agreement as have to move out of the area for work... they have said (I know quite within their remit) that we cannot leave until suitable tenants are found and we are liable for all costs until then... this is fine I guess... it's in the contract so not much we can do...
I have put in so much time and effort into finding new tenants - the agents have only listed the house on rightmove - yet I have been pushing through all social media sites, gumtree, local noticeboards, spareroom and nextdoor etc... but no joy (now 3 weeks)...
My questions to you all are:

Before we moved into the property (myself and my husband) the house was HMO - they have now said they have not renewed the HMO and do not want sharers as have have decided it is better with it with just a couple... this is massively limiting anyone for the property - it's a lovely house but quite rough around the edges (especially from the outside) and the high rent has put everyone off... couples say it is too expensive let alone people with a young family... the house is in prime place in a huge university town and so we are now completely cut off from any students or older professional sharers... I'm assuming nothing we can do about the HMO thing? I asked them about it and they were very abrupt and said 'they have never had any trouble in renting it' (but they had HMO before and sharers every time...).

My other question is the fees... we are being charged £500 plus VAT to end the contract early (even if we cannot get anyone to rent the house until the end of our contract) - this is to:

3.!!!!!You are responsible for the Landlords costs to re-let the property. These will be £500 + VAT.!If you do not pay this in advance the we will automatically deduct this from your deposit.

I assumed there would be a fee - but £500 plus VAT seems quite steep considering they are just putting it on rightmove and nowhere else?

Any help with any of this much appreciated please - we have been great tenants and have made the house look much nicer than when we moved in and am trying everything I can think of to find suitable tenants for them (including buying a few adverts)... if we don't find someone soon we will loose the house we need to get and therefore poss one of our new jobs...

    How much of your current contract is left?

    Most students have secured accommodation for this academic year by now so it is unlikely that it will be of interest to them until the next academic year starts in Sept.

    If you were to sit down and work out which is cheaper,is it paying the termination costs or carrying on with the tenancy until such point you are able to leave without penalty.

    Yes, there are costs for the landlord as well as lost rent. Taking photos, writing a description, interviewing tenants.

    What you might try is asking the landlord to rent it at a lower rent, with you making up the difference. Or offer a lump sum to get out of the contract. How long is it for?

    I totally agree with that - but they haven't taken any new pics as they have just put up an old advert (it looks different now so I took my own pics and have been adding those to my own adverts).

    I have asked about decreasing the rent which was a total non-starter they said they would not do that as the contract states the rent and that is what they expect to get going forwards... I found 3 potential people to rent and asked for all of them for a slight decrease which they refused.

    The contract is until the March 2020.

    So presumably paying the exit fees are cheaper than continuing with the rental.

    There are no exit fees that I am aware of - the fee of £500 plus VAT is just for their costs and the rent is £1400 a month... sorry if I have misunderstood

    Is your deposit protected in a scheme?

    Did the LL comply with all his legal requirements? (Safety certs etc.)

    If the LL has slipped up anywhere then this might give you some ammunition to persuade him/her to be more willing to compromise. ;)

    Hi there - thanks for this.

    Yes, we are in a protected scheme. I'm pretty sure all if fine with legal requirements - the only issue has been the smoke detectors which have not worked since we have been here... but after pushing and pushing we have finally got them to fix them...

    Have you offered to make up the shortfall in rent, at least until March 2020? Otherwise, you are putting to the landlord a proposal that of course they will turn down out of hand.

    I haven't - but I can do, thanks for the suggestion. I'd be quite worried though as they have said that they are not looking to decrease the rent going forwards anyway - so anyone who moved in would still have to pay the full amount post March...

    I've just had an email saying someone wants to view tomorrow (from an advert I put out who I told to contact the agent) so FINGERS CROSSED. :)
