Ballpark figure for replacing a roof

We don't have any immediate problems, apart from our porch roof needing replaced but I'm wondering what the approximate cost would be of doing the whole job - roof and small ( approx 1 metre by 1.5 metre) porch.

The house is a 4 bed semi, built in 1929 and has the original terracotta roof tiles.

Any general idea about the replacement cost, in terracotta and also, for info, in the cheapest roof tile (whatever that is)?

Just wondering whether to do just the porch or go the whole hog. Why is the porch worse? - window cleaners, in the past, standing all over it while cleaning a window above. Now cleaned from the ground using a long pole.

    You haven't said what county as Yorkshire's will be cheaper than London.

  • I can't see the point of replacing a roof which doesn't have anything wrong with it? Can't help with the cost (get 3 quotes is the usual advice) but I'd imagine it would cost a fair amount.

    The porch is fairly easy and I can't see you are going to save much by doing the two together even if the main roof ends up needing doing in a few years time.

    £11k for our North West 4 Bed Detached replaced 30% old slate with new, roof felt replaced + new soffits and Fascias. Winter 2016

    About £12K+ sounds right. The scaffold could be £3,000. Materials another £5K.
