Asking Price Reduction Apps

Asking price reductions in my target areas are coming in thick and fast on Rightmove. I was recently told by someone here about the Property Log extension for Rightmove, which is really useful, because it marks all the reductions on each listing, and means I have no problem trying to remember the size of previous reductions. Does anyone know if there is an equivalent tool for Zoopla?

  • If you can find the property on home . co . uk you can find the sale price history. It's a scraper website that searches all the big property portals.

    Or you can do a search for your area on home . co . uk, select "Changed Price First" in Search Options and see all the reduced properties at once.

    Possibly a way of getting reloaded on the portals to appear in potential buyers' email alerts?

    I just took a look at home . co . uk, thanks. It seems less user friendly than Property Log (and v small writing), but definitely has more features. In an area I just looked at (in the SW), it brought up loads of often multiple asking price reductions (about half of all the houses listed in the search), and no increases at all.

    I just took a look at home . co . uk, thanks. It seems less user friendly than Property Log (and v small writing), but definitely has more features.     Yes, very interesting shift in sentiment going on just now it seems.

    Yes, new apps like Property Log really come into their own during periods like this. In America, I think they have been transparent about pricing for much longer, with everything revealed on Zillow. In the UK estate agents have battled against transparency, because they know it can be buyers' best friend. On the Market .com, the estate agent founded platform, doesn't even reveal how long a property has been on the market, let alone if a reduction has taken place.

    I think this property slump together with these new transparency tools may shake things up a bit. And you never know, even estate agents may feel the need to become more like American realtors, who, at least in the movies, actually try to sell property and seem to treat buyers and potential buyers as a valuable commodity, rather than with arrogant disdain like British estate agents often do.

    The American process is completely different to that in the UK with the seller having a listing broker and the buyer also having an agent. The buyers agent gets a cut of the selling fee only if they are the ones to find a buyer so, yes, the potential buyer is a valuable commodity to them. The fees are also very much higher than here, even when split between the broker and agent - in the region of 6% is pretty normal. And they're still as shady as British agents, probably more so.

    I was thinking of the film American Beauty, where Annette Bening cleans the house herself before a viewing to try to sell it.. But as you say, in real life, they are probably as bad or even worse. Although the Zillow system was definitely more transparent than the opaque British advertising system, prior to Property Log etc.
