Another interesting conversation with an agent

Placed my property with Agent #1 and emailed Agent #2 a polite rejection.
Agent #2 emails back saying they have an applicant desperate to see my property and is there any way...
So I replied with a cc to Agent #1 suggesting they cooperate over this applicant?

Do agents ever cooperate like that?:)

  • if the potential buyer is looking for a particular property in the area then they are not the ones who are tied to an agent...whats stopping them viewing it through whatever agent lists it.

agent 2 is chasing your business....IMO

  • Good move OP. Agents are certainly lying and as need an answer says no buyer could/ would be tied to an agent anyway.

Let us know what they say. Silly sausages!
  • Politely ignore agent #2 .. if the client really exists / wants to see your property they'll go through your agent.
  • Don't 99.9% of people go on RightMove/the internet to find properties? So therefore it doesn't matter who you instruct as a estate agent.

Yeah, the offices of two agents are about 50m apart :)

  • Agent #1 has now booked two viewers. This may or may not be in response to the email - I only signed up yesterday

This is very true. EA#2 must think you were born yesterday, which would immediately confirm your rejection. Amazing that EA#2 even tried on that lie, when it is so blatant. But then again EAs have no shame about lying, or being caught lying.

Too late - I've already sent the email suggesting cooperation - even more polite. And if it's all real and they do cooperate - privately splitting the commission between themselves - what's not to like.:)

True. No harm done. But it's obviously a blatant lie for the reasons given. Don't expect anything from agent 2. Buyers are not loyal to just one EA, and they know what's out there through the internet.

We're doing a couple of weeks "discreet marketing" first and I've already got 2 viewings booked. Also, some would argue that agent choice does matter further down the line. My agent has so far behaved reasonably and done what he said he was going to do. The other two have, err, displayed their knowledge of popular pressure sales techniques :rotfl:
