artex ceiling replacement cost

  • Most older houses have artex ceilings... they don't bother me one bit although we will be over boarding one room as it is pretty badly done !!!

    My late Mum died of Mesothilioma (asbestos cancer) and having these ceilings in my property doesn't bother me one bit

    I am sorry if I have misunderstood. How come you are not concerned about asbestos artex ceilings even though your mum died due to it.? I am sorry I do not mean to offend you. Just want to know why? is it because you are sure that asbestos in artex is very small?
  • It’s safe to leave in situ. We bought knowing we had a similar amount of artex and the survey said the same regarding asbestos. We got an asbestos surveyor round to take samples, cost about £60 for them all and our 1969 house that hasn’t seen any redecorating since the eighties anyway came back clear

    I will get them checked first like you said. If there is no asbestos then the whole worry and cost is gone. Thanks

    We have just done ours.

    Large living room - Over-boarding cost about £200 which we did ourselves, then £200 to have the ceiling skimmed. £400 total.

    Large single bedroom was £250 total.

    do you have a driving licence? Do you own a car? Do you drive it?

    If yes, why?
    You will die in an "accident".... one day.

    That is a statistical certainty far higher than the risk of mesothilioma from the existence of a ceiling.

    Since you regard yourself as "lucky", have you bought a lottery ticket? You are guaranteed to win - in your world.
  • Asbestos is generally not an issue unless it’s disturbed/ it releases dust. Having an artex ceiling (in good condition) is fine. Most people just don’t like the look of it now.

    The biggest risk while working on an artexed ceiling isn't asbestos - it's falling off the ladder...

    Can you overboard if its on a wall/ceiling coming down to picture rail?

    Stop over analysing and get the ceilings tested. then you will know whether they need attention or not.


    You are being paranoid and over reactive.
