Flood Re - do i need it?

We are in the process of buying our next home.

The searches have revealed it is potentially high risk for surface water flooding and our solicitor has advised us to investigate insurance that includes flood damage.

I have done a normal search on a comparison site and the questions include has the property flooded in the last 5 years (no) and is it near to a body of water (no).

As a result, our quotes are in line with what i would expect a typical property without flood risk to cost.

Am I missing something here? Do i need additional cover?

    If you have provided all the details required and the policy includes cover for flooding - you are fine. Most likely the risk of surface water flooding is already factored in based on post code.
  • As a consumer you won't have access to flood re.
    That mechanism is for insurers to insure their flood liability, behind the scenes, you'll never know if the insurer has used flood re or not.

    As above, if you're getting standard quotes including flood cover, they'll be rating their perception of the flood risk by postcode anyway.
