    MET's evidence re. signage seems to consist of saying that signage is clear and plentiful and they've enclosed some photos. What criticisms of signage did you make in your appeal? Do their assertions and photos really refute what you wrote?

    If you stated in your eventual appeal that the signs were too high to read, have they said or shown anything that contradicts this? For example, you might write: 'MET have NOT refuted the fact that signs are very high up. In fact photo x shows this very clearly.'

    You need to look at what was said in the POPLA appeal and compare it to the exact words and other evidence MET have come back with. Point out anything that they fail to address.

    I think you're on a bit of a sticky wicket with Grace Periods. Nonetheless, if you did quote from the BPA in your appeal, throw that back at them: 'contrary to MET's assertion, the BPA's CoP DOES require a
    a grace period prior to the parking event commencing, as stated in my appeal.'

    However you still have time to complain vigorously to the landowner. I think that was always the best route but it doesn't sound like you've done so. Best done before POPLA but you still have a week at least before the POPLA decision. Why not contact the landowner tomorrow?
