Anything we can do to speed up exchange

We're selling a leasehold house to a cash buyer and buying a vacant house.

Is there anything we can do now to speed up the process we instructed solicitors on Friday and have signed their client care pack. Providing ID tomorrow.

Anything we can do now to speed the process up? We're hoping to be in by Xmas.

    Tell your seller and your buyer that you want to complete by Christmas, and ask them if they're happy to aim for that timescale as well.

    If they are both happy with that, then tell both EAs and your solicitor that everyone has agreed to aim for that timescale. (And urge your seller and your buyer to tell their solicitors the same thing.)

    You're selling a leasehold property and that is likely to be cause the biggest hold up, everything else being well.

    If it happens before Xmas it will be great but no one is in charge here. Your respective solicitors need to trudge through the enquiries and all you can do is answer questions promptly when asked and pay your bills on time.

    Aiming too hard for something out of your control is setting yourselves up for a fall. Christmas happens next year too and no one really needs an excuse for a party in the meantime.

    Chill, is my only advice.
    Everything that is supposed to be in heaven is already here on earth.

    Get a bridging loan so your purchase is not dependant on your sale. And cross your fingers and toes your sale doesn't fall through leaving you with expensive finance and mortgage to pay on the unsold property.

    The "Leasehold property enquiries" (LPE1) that your freeholder has to complete could be a sticking point, as can be any tricky questions which the buyer or their solicitor then raises of the freeholder.

    Assuming you know who the freeholder is, how about a bit of constructive creeping to them? But make sure your own solicitor gets their fingers out too
