Agricultural land change of use: complications ...

We have been advised that we need to apply for change of use from agricultural land to garden to create a small garden at the rear of a small bungalow which is part of our property, purchased in 2000. However, before my partner arrived here, hard standing had been created on the relevant area, and a large shed put on it. The shed was demolished a few years ago, but the hard standing (tarmac) remains. Where do we stand legally? Do we need to apply for a lawful development certificate before we can do anything else?

Do we need to apply for a lawful development certificate before we can do anything else?A 'large shed' could be a barn or field shelter, so it might not have been in breach of the land classification, depending on its use.It might help if you said who has advised you and what the shed was used for, though I think the subject of land classification and CLEUDS is largely outside the scope of what's essentially a DIY forum, so you may receive few answers.
