Nearing completion and I have a few questions

@Robin9 I have had a look at comparison websites and the insurance is affordable. I can get reduced rate with staff discount so I’ll do that this week.0

What did you expect the seller to do with their stuff? Put it on the lawn or something? It's still their house! Jeez.comedyseeker123 wrote: »The situation is that I want a family member to have somewhere to stay from this Friday night/Saturday morning.
 A hotel? B&B?
The house I’m buying is due to complete on Friday and I would want them to stay at my house.
It doesnt sound like it yet. Have you exchanged?
 1) I’m a FTB and currently in a HMO (without bills). I will need to get electricity connected at the new house (gas is secondary). How quickly will it be connected?
Its already connected unless when you drove by and saw the current owners there, you also noted candles?
 2) Is there anywhere or anything I need to do on the day of completion? Workmate has said I just arrange to collect the keys from the estate agent. Do I not check the property to make sure it hasn’t burnt down the night before or they haven’t severely damaged the house? Just asking because it’s all new to me!
You can do all that if you want. If you live nearby no harm
 2) On Friday afternoon my solicitor has been accused of not responding to four calls from the vendors solicitors with regards to agreeing a completion date. I agreed to the date over two weeks ago so it’s not me* that’s not agreed.
So it sounds as ifa completion date hasn't been set yet then, forget the blame game over who "agreed". But it can be agreed Monday.
Should I be concerned that my solicitor hasn’t agreed the date? I spoke to him a few weeks ago and he was just waiting for one item to be provided and asked if the 27/9 date was good to exchange (I said yes, no problem).
 Was that one item provided?
 3) Thursday I was asked to transfer the funds for the deposit and did so. My solicitor messaged me saying s/he will push the completion date to early this week. How does completion work? I’m in a chain of me FTB and the vendor buying a place.
Don't you mean exchange date? You exchange first, at which point the date is agreed between all parties. Then you complete.
Also worth noting the vendor has still got personal items in the house. I drove past two and I could see stuff inside.0

@Slithery we will exchange early in the week and complete on Friday. Do I need to date any of the numerous bits of paper I was asked to sign and not date? I’m just wondering if I need to go to the solicitors office?
The reason why I queried why there stuff hasn’t been moved out is I’m wondering when it will be moved out. It is now the working week and if they are buying another house on the same day, when will I get the keys - Saturday?0

@anotherjo you tell me how it works. If someone is selling a house and buying on the same day, when will they actually get the stuff out of their house?0

The solicitors will fill in the dates.comedyseeker123 wrote: »Do I need to date any of the numerous bits of paper I was asked to sign and not date?
Only if they ask you.I’m just wondering if I need to go to the solicitors office?
It's perfectly commonplace for people to sell and buy on the same day, in which case everything will still be in their home on the morning of completion (though hopefully boxed up and ready to go). It's not likely to be going anywhere a week before the completion date which isn't even definite yet.The reason why I queried why there stuff hasn’t been moved out is I’m wondering when it will be moved out. It is now the working week and if they are buying another house on the same day, when will I get the keys - Saturday?0

 The day they move usually.0

            Thanks @davidmcn!
I can’t understand how extremely stressful the move must be for everyone involved. Moving into rented period was bad enough as a single person - but a family with children, crikey!0

You can pick the keys up from when you own the house which will be when you complete which is when the money transfers which is usually around noon to 2. Note the "usually"comedyseeker123 wrote: »@Slithery we will exchange early in the week and complete on Friday. Do I need to date any of the numerous bits of paper I was asked to sign and not date? Further to Another Joes comment, it could be 9am or it could be 4:30, it depends where you are on their list of clients. In a bigger chain it obviously takes time to complete each house in the chain.
Usually you would agree how you get the keys, it could be via the people you are buying from, the estate agents or solicitors.
From the moment completion happens the house is yours. At this point the sellers official ally shouldn't have anything in the house, until this point they can. This can be tricky if the completion is early in the day they may not have finished getting everything out. This comes back to most people aiming for a mid day completion.
I think these days most mortgage companies say you should insure from point of exchange.
You also asked about exchange/completion in the same week. Going back to when I first bought you tended to have a few weeks between, these days a week is quite common, although the house we are currently in we exchanged and completed on the same day.
 Good luck with your move.0
