Arranging a survey, possible flood risk

We are in the process of buying our next house.

The mortgage has been agreed. Out solicitor has just completed the searches and then land has been identified as having the potential for significant surface water flooding. What can and should I do here? I understand insurance is the biggest possible hurdle, so will ask for some quotes.

My other concern is any existing damage to the house from flooding. Our lenders (vague) surveyor commented 'timber and damp' and a cost of £5k for repairs. We are thinking of getting our own structural survey. I have been quoted £700 for a structural survey, the surveyor said he will only be on site for 1 hour - is this normal?! I would have hoped a full survey would be far more in depth? Or am I wrong here?

I was hoping that a structural survey would give a lot more than a basic homebuyers, and would be willing to pay the difference. Shopping around I have yet to be convinced. Would like to hear peoples thoughts and experiences.
