do we need gas safety certificate for building insurance

After searching online a lot I am finally onto asking to MSE.

I am close to exchange the property which i am buying.

Question 1: Is it mandatory to have gas safety certificate or boiler service certificate for the purpose of building insurance.?

Question 2: do I need building insurance from the date of exchange or from completion?

  • You do not need a Gas Safety Certificate and the insurance should run from exchange.

    1. No, unless you have told the insurance company otherwise.

    2. Exchange.

    If you are planning to let the property then you will need a gas safety certificate before doing so.

    If you are buying a property, then it is pretty much a standard enquiry for a solicitor to ask for annual service or gas safety inspection.

    Gas inspection for insurance, no.

    Buildings insurance;-

    on a non-newbuild house from exchange of contracts

    on a flat, probably not - should be insured by freeholder

    on a newbuild house, from completion - not from exchange.
