    After the assault we had a meeting with a very good (and pricey) direct access barrister. If we go this route we'll probably go back to him.

    Obviously it's your choice, but that's a fairly expensive way to complete the significant amount of paperwork and research that's going to be required to even establish if there's a case to answer...

    Given there's no guarantee - or even, if I'm being blunt, a reasonable likelihood - of winning this case and therefore having contributions towards fees... this might be worth some legwork with a solicitor before paying for silks...

    It's entirely possible a barrister for this matter could cost you considerably more than the - speculative - 10% the disclosure would cost should you just sell now...
    That sounds like a classic case of premature extrapolation.

    Good point. We were introduced to him by a barrister friend (the son of a silk). Going back to square one seems sensible.

    Your offer of market value less 10% is noted but we probably won't move as soon as this April so will not meet your timeline. Should you like a arrange a viewing, however, I'd wait until the boards have been replaced with new windows next month - you'll get a much nicer view of the sea.
