It's entirely possible a barrister for this matter could cost you considerably more than the - speculative - 10% the disclosure would cost should you just sell now...That sounds like a classic case of premature extrapolation.

Your offer of market value less 10% is noted but we probably won't move as soon as this April so will not meet your timeline. Should you like a arrange a viewing, however, I'd wait until the boards have been replaced with new windows next month - you'll get a much nicer view of the sea.0
