    OP, do you have the funds to carry out all the necessary work? Have you budgeted for delays and extra costs? Have you budgeted for the extra cost of paying rent and mortgage at the same time while works are being carried out?

    I lived in my first place while doing it up. It takes longer than expected, and the chaos and dirt is worse than expected. All in all, a pretty soul destroying experience. If I did it again, I would rent somewhere else during the works, or live in a caravan.

    I presume you'll live in it.

    It's a house you know. One you've had many months/years of experiencing he pitfalls of living in.

    If you want to buy it and can, it seems daft not to.

    If you've got to buy something at some point, why not start with one you've test driven? You know it's gas/electricity safe as it's been rented, so the LL's had to think of that for you.

    This would be a property to buy and live in and not 'do up to sell' quickly.

    Also yes I think I would have the funds to buy and do up also, if that helps?

    Also another factor (which is good) is that I don't have to live there while its been renovated as I also have been there before for a few years and its awful living on a building site.

    So I / we could oversee and I don't actually move in properly, until its completed.
