Warranties on extensions

Hi,

Need some advice. We are in the process of buying a property, so far we have had the survey done, mortgage application is going through and we have had documents back from the solicitors which included items such as gas certificates, EPC certificate etc. The house we are buying had an rear and side extension built a two years ago. We have asked the solicitor to chase up the warranties for the extrnsions, i.e. windows, bi-folds, roof and the actual building itself. We were told that they didn't have the documents & it shouldn't be an issue. The question is, would you normally obtain warranties for this kind of work carried out, and if there are no documents is this going to cause us issues?

    It's not standard to get such warranties (or at least, not warranties which can be transferred to you and are actually worth anything), but a bonus if any are available. Not going to "cause you issues", just means that (like the rest of the house) you don't have guarantees.
