absent landlord leasehold indemnity insurance

Hi
I am currently looking to buy a Leasehold house with an absent landlord. I read on another post that you can get indemnity insurance to cover against the landlord turning up and asking for ground rent from previous years. It would also cover against any risk that I didn't get planning permission for extensions from the freeholder (as they aren't around to ask). Does anyone know if this indemnity insurance is something that I would have to pay for every year, or would it be a one-off?

These types of indemnity policy are always just a one-off cost (and you can try to get the seller to pay for it). Your solicitor can advise further.0

Its a one off cost. If there is already one in place for the benefit of the previous owner, it may pass to you as a successive owner.0
