Ordnance Survey

Anyone had to have an Ordnance Survey conducted on behalf of the land registry? We are in the process of selling our house, however a small section of the semi-detached property is unregistered (even though at some point it was swallowed up by our side).
Next door have no-claim on the land, they are even willing to sign to say this.
We have been trying to sell now for 4 months, luckily the buyers have been willing to hold out so far. Just seems to be going on forever, and not getting far with Land Reg!

If next door are happy to do the paperwork to sign it over, then do that. There's going to be a bit more legal cost, obviously.
The one fly in that ointment will be if they have a mortgage - their lender will need to be involved, because that land forms part of their title and therefore part of their lender's security.0 -
trouble is they don't actually own it either, the solicitor said its 'no mans land'. so we need the ordnance survey to show it's actually part of our property not their's, and for the former owners, and the neighbours to say they have no stake over it.0

It's a straightforward adverse possession claim.0 -
