Selling flat

Hi everyone. Could do with advice.
My flat nearly been on market 3 weeks and only 1 viewing. It was investor who only offered 20k below asking price. The pictures are pretty good and its very spacious inside. My estate agent says dont worry the flat will sell. I guess I need to be patient.

    Three weeks is nothing. Even in a fast moving market many'd not have had many viewings by then.

    Nothing wrong with the flat. It's lovely, it's HUGE.

    "Parking available to front" could make some think they might not get a spot. If it's possible to clarify that. People will assume it's First Come, First Served, and wonder if they'd get a spot.

    There's no noticeable/immediate competition.

    It's probably just "the way the market is" at the moment. People aren't viewing yours because they've not sold their 1-bed flat yet.

    Take advice from your local agent each 2 weeks on the market/prices and wait.

    You’re on at £240 and the two most recent comparatives of 2 beds in that area sold for £225. Given the price falls in Greater London I wouldn’t offer more than £210. Not sure why you didn’t take the £220 offer, sounds like a reasonable offer.
  • It looks very nice inside but quite a few things would put me off:

    Ground floor - security concerns
    Shower only - no bath
    Back garden appears to be communal
    Looks like a Council block from the front
    No allocated parking

    It looks like an ex local authority flat to me. People generally avoid those because of the possibility of big refurbishment bills in the future. It isn't going to have a large market for sale and it is a long way from a station.


    Your asking price is too high if you have only had 1 viewing. You need to check how much non ex local authority 2 bed flats sell for in your area. Yours will fetch much less. It may only sell to an investor at that kind of price because of what it is and where it is.

  • I get a bus which is 3 min walk and bus takes up to 7 minute to station
  • 280-300k for non ex council flats. But alot smaller
  • I do know a flat sold lately for under 230. Maybe the lease had not many years left

    It generally isn't, but it's less secure than the upstairs flat with the same layout location etc.

    The main issue I have with these is that damp proofing on these ex-council flats is abysmal and the ground floor flats are mouldy as hell.

    The size is not the problem the problem is that it is an ex council flat and that devalues it because people will try not to buy it if they can.
