    How does the check-out ispection compare toyour copy of the check-in inventory? That is what matters and that is (primarily) what the deposit scheme arbitrators will look at.


    As for 3 years with someone coming into your home- whether the landlord, his wife or someone else? Well you've had 3 years to change the locks and/or write to the LL instructing him to stop, so I don't understand why this is now an issue....

    The inventory shows it was a state when we moved in and I have correspondence from PB saying it would be dealt with etc and it wasn't. I paid for all rubbish clearance etc and have all receipts.The gas safety certificate showed the cooker was dangerous and was disconnected. The check out shows it as clear and clean although it is obvious that the 'supposed' landlord has messed with a few things as he has been in there between us moving out and the check out being done.
    He has been up to all sorts of scams using the address which is why I think his wife doesn't know. I have reported them all now as I was advised by solicitor.

    I've never changed my locks apart from once when I bought my house and was advised to. I am renting again now and the locks were changed before we moved in which I haven't known before. I am now buying and should complete in about 5 weeks so the renting nightmare will be over. It really is second rate in the UK considering how high rents are

    It would be a very brave tenant who would assume the gender of their landlord these days. They could have been female and identifying as male. It' a minefield. ;)
