    It's easy to feel scared you'll "miss out" if somebody else views it and says "I'll give you £X, take it off he market now. Do no more viewings".

    In the main though - houses look fab in the photos, drab in real life, so a "proper buyer" wouldn't be so daft.... but it is tempting to wave your money about so as to not get shut out of a viewing.

    I'd just ignore any offers before viewing as just "people who genuinely want to look and not miss out", but I'd then expect them to be disinterested once they'd seen it and the pressure was off.

    Re wife/husband... I had a peculiar viewing one day. I'd made myself scarce in the back garden... and let the agent work round me.

    The agent's been through the house with the woman and taken her to the rear garage - and suddenly the agent goes to answer the front door, it's the husband. He stormed all the way through the house, out through the garden and to his wife in the garage saying loudly "I've TOLD you you're not having it".

    It's so hard not to laugh :)

    To be fair, my poor ol' dad never really had an opinion with my mum either :rotfl: Not sure she'd have taken much notice if he'd not liked a house. They only moved 3 times. Yet weirdly she's now struggling to even contemplate moving without his input since he died. Reckon she'll stay put personally.

    No ones said that the OP can't accept without stopping marketing and the OP hasn't stated that this a condition. Many people won't stop marketing until there's been a survey arranged.
    So it's back to the Machiavellian plots about stopping other viewings from posters here, even though the OP never said that was a condition.
    All OP needs to do is say something along the lines of "that would be acceptable and we'll take it off the market once again survey is arranged."

    Alas, this has and I can't see what benefit it is to someone to offer before seeing?

    Puts down a marker of serious interest. May not come to anything but at least you are aware.

    It is odd behaviour but, true, buyers are allowed to do it. If they want to put in an offer and then withdraw it, that is also their prerogative under UK law. If the OP really does not like people putting in offers before viewing, they can always refuse to accept payment from anyone who does it.

  • Is it possible the buyer is already familiar with your house from a previous owner? I once viewed the house next door but one to my parents house. As the previous owners were friends of my family I had been in the house on numerous occasions so knew it quite well. If the house had of been my dream house and I was concerned about losing out to another buyer I was familiar enough that I would have considered putting an offer in before viewing.
  • Thank you all for the input and thoughts.
    The "Buyer" or rather not in this case cancelled the viewing as "No longer interested" But bizarrely the Offer is still showing and hasn't been retracted , I have Messaged her via the website assuming it is no longer valid.
    I didn't expect anything to come of it , There is one thing I'm glad she cancelled the viewing in plenty of time. Nothing more annoying than tidying up, juggling children, Eating times, laundry etc then the viwer doesn't show up or cancelled 20 minutes before. I know these things happen sometimes but still urgh!

    Hence why I said an expression of interest. Buyer won't expect it to be accepted I'd have thought. Sometimes matters get over thought. When there's a very simple explanation at the root. Bottom line is that the vendor want to achieve the best possible selling price. A couple of days is neither here nor there to wait before making a decision.
