Best kitchen place for landlord

Hi, can other landlords advice me on where is the best place to buy kitchens. I know there is alot on these forums but I have ruled out following
Howdens- I refuse to use then as they don't have a fix price. Each tradesman gives a different price for same unit.
DIY kitchens. I know they get alot of reviews but not having planning service means I can't use it.
IKEA. I have made appointment with them but lack or service voids will mean I will void warrenty by cutting into the units for the pipes to go through.
Any other suggestions.
I'm based outside Leeds and might try independents or stax.

Howden's do have a fixed price.
It's the tradespersons different mark ups that make the price vary.0 -
With Ikea units......run the pipes at floor level under the units, no cutting required then.0

Pay a visit to Wickes and use their planning service. Then have a chat with Benchmarx - Both Wickes and Benchmarx are owned by Travis Perkins, and both sell identical units with a slight difference in naming.
Once you've done that, have a chat with some of the local, independent kitchen places. I had a quote from one, and their price inclusive of fitting was less than Magnet's supply only quote. I ended up getting parts from a range of suppliers in order to keep the cost down, but it was a lot of extra work..Her courage will change the world.
Treasure the moments that you have. Savour them for as long as you can for they will never come back again.0 -
I might go down the freebear route. With independents you do get fitting thrown in and you don't have issue of fitter and supplier blaming each other incase there is an issue.0

Agree with dozer girl. I called howdens, opened a trade account and asked for pricelist. Their response was they don't have a pricelist as prices depends on type of customer and how much they buy. So I won't bother with them.0

You would be best shopping online these days as the prices are cheaper i.e (units online/diy kitchens). My Father in-law used to have a trade account with Howdens and even with his 70% off (you did read that right) I used to tell him that the prices were still higher than you can buy elsewhere, but he liked the convenience of nipping down there. He has since retired now but will be shopping around for his new kitchen after telling him he’s been paying over the odds off for a while. Diy do have a kitchern planner now as well, if that helps supa34?0

I looked at using DIY kitchens but communicating with them is such a nause. It takes days to get an answer on a simple fact check.
Have taken the DIY kitchens price to Howdens to price match.
Their pricing may not be transparent, but as far as quality of service go, Howdens are consistent, reliable and any last minute changes can be made rapidly because of their proximity.Everything that is supposed to be in heaven is already here on earth.
