Getting ex wife off mortgage

So any advice would be really muck appreciated.

So basically I have a poor credit history due to going through a divorce about 7 years ago and afew debts weren’t able to be maintain as a result change jobs lower income and all the rest of it.
So my main problem is my ex wife is still on the mortgage tried to few times good few years back to have her taken off but Halifax wouldn’t let me due to risk factor and wasn’t earning enough.
Now last 3 years I’ve had a better job and of course my mortgage has been going down ex wife has now remarried has kids and own a house else where she said she’s more then happy to sign what ever is needed as she stop paying anything about 7 years ago and was in negative equity at the time so it’s just a matter of getting a remortgage.
Now this is were my problem starts Halifax now say my affordability is fine but credit history is a mess and basically it’s a no with them for the following....
2 ccjs for the following.
Ccj 1, £6,200 issued on the 5/5/2015 at the moment owe £5,600 ordered to pay £20 a month
Ccj 2, £2900 issued on the 9/1/2018 currently owe 2,200
Ordered to pay £40 a month this one was paying monthly amounts then they for some reason ordered the full amount and took a cjj hence why this was is more recent.
Also on credit file which I downloaded today has 2 defaults

Default 1 issued 4/9/2014 satisfied was a car loan but fell behind but did manage to pay it off
Default 2 issued 2/12/2013 carboot credit card £199 owed i don’t doubt I owe this but can’t remember it off hand.
So is it my understanding that default 2 will soon fall off this year?

Halifax did say if I was to satisfy ccj they would possibly approve and ccj 1 was offering me a partial final settlement figure which I was in a position to take up but as soon as I rang them They change there tone and said no full amount only but again will this fall off file in 2021? aware I’ll still need to make payments

Every thing else is in order very little debt now state of mortgage is as follows I’m 40 years old £46,000 left to pay 9 years left on term house is worth £130,000
I earn around 30-34,000 a year and once all commitments are payed left with around £900 a month in disposable income.

So basically that’s it Halifax looks a no who I already have the mortgage with I did ring step change who said download credit fill send it off with income and out goings and we can perhaps see what lenders we can looks at and she did mention she seen little point in paying off ccj 1 in full as it’s nearly 5 years old and that I should focus on sorting the one that’s a year and a half old?

Really sorry to waffle on hope ive covered everything and please any advice Would be great 👍

    to reply I mean is it a complete disaster like is it pointless me trying and maybe best waiting another 2 years where I’d like to think file we look

    So try and make sure you put yourself in the best possible position.
    Build a savings pot to cover for any emergencies.
    Clear any expensive debts and live a simple/ cheap life.
    Does your EX want any of the equity in the property ?
    I guess your on the SVR and paying 4/5%
    Maybe consider overpaying the mortgage every month
  • Sorry what’s svr? No doesn’t require any equity it’s basically new mortgage to take her name off which she’s been waiting a fair while for but with a combation of not having a big mortgage and better paid job was hoping now Is the best time
    My payments a month are £500 but Halifax before I got rejected suggested we extend the mortgage term back to 20 years as I have no plans to move or release equity which would of brought my monthly payments down to £220 and she said you would be more comfortable and just make over payments.

    Are you on a fixed rate or tracker rate deal ?
  • Oh right got ya lol yeah svr about 4% which know is high as I’ve never change but I have no idea what kinda rate I’d be looking at with my file the way it is now side note appreciate the help and advice thanks

    It sounds from your post as though the only lender you have spoken to is Haliax?

    if that is the case, it is worth you meting with a whole-of-market mortgage adivser to see whether there are other lenders who would be more likely to be open to lending to you.

    If you are in a position to do o, it would also be worth while to clear your remaining debts - can you claer either of the CCjs?

    Having CCJs with outstanding balances due is likely to ne an issue for most lenders, having CCJs where the debt has ben paid will still be a red flag but musch less of one!

    Yeah just Halifax at the min as didn’t want to start applying everywhere as mention could possibly clear 1 ccj the most recent maybe early next year as for the other one £5,500 odd I couldn’t they did offer me a partial settlement but as soon as I said I want to take up your offer they soon change there tune.
    But is there lenders out there that would be able to offer us a mortgage in my current position or is it best waiting longer?
