Property sale with a deal from developer

Developer has made an offer but is subject to a deal.
said it be less money than i want, but the deal would be X value plus a house at cost as equity worth of house at cost will be value i wanted globally,
Said they give me X amount and I give back 200k for a house, it be their top of line house they sell for 590k
Are deals like this normal and perfectly fine for developers to do, like its not illegal is it

Given you've started a new thread, you might need to give us more detail about the rest of this deal, and explain why you're concerned about anything being illegal. Bear in mind that much of the value of a new house is the land, so of course if they're just building a house on your land then you shouldn't be paying anywhere near as much as you normally would for buying a new house.0

Or speak to a solicitor given the ramifications and monies involved.0
