Hi I'm new here so hope this is the right place!
Last Sunday myself and my family were served with a s21 on our rented property.
We've been here nearly 5 years - been good tenants but recently there was a leak caused by faulty shower part (landlord took responsibility and tried to fix) however we've still been without hot water in the showers - we have two showers - one ensuite and one main bathroom. We reported this again and were told someone would come and service the boiler which they did and said again someone would come back - they haven't.
So last Sunday we get a letter through the door saying hand delivered I opened it and burst into tears my eldest child has just started reception in the area and there is very limited renting availability where we live.
After looking back through our documents - I've found that our latest gas safety cert is overdue by 7 months.
Can they serve a s21 without a current gas cert or is that they can serve one as long as we had one when we moved in 4 years ago? Which there was one when we moved in - it was available the day we signed the tenancy and we still have a copy now.

No if there's no current gas report the S21 is invalid. No need to tell the LL this if you don't want to - when the 2 months expires, he has to apply to court at which point you tell the court the 21 is invalid and he has to start again. So you have plenty of time.......
Do you have a fixed term or periodic tenancy? See

When the boiler made did the service did he not do a safety test and provide a cert at the same time?0

It looks as if what could have happened is that the boiler is working but there is a problem with the plumbing and your landlord has probably decided that he can't repair the plumbing problem with someone living in the house. Which is actually quite reasonable depending on what the problem is.0
