    There’s been that much of an uproar about the M&S meal deal I’m sure they r likely to bring the wine back. It was a bring draw to store for them I’m sure it won’t be long until they see the error of their ways

    That’s good to know ha. I look forward to that day. I imagine it’ll come back when people aren’t confined to the house anymore...

    Nice, which reminds me...need some white wine for the risotto...though there is quite a bit of food left from yesterday so might do it tomorrow after work.

    Meal was really nice. Salad with crab, prawns and smoked salmon to start. Rib of beef with all the trimmings. Then a berry cheesecake. Probably don’t need to eat for a while. Was quite drunk by the end of the family quiz :lol: Went for a bit of a stroll post quiz (10.30 ish) but was home and in bed by 12.30. Did make an attempt at the finances when I got in ha.

    A solid 7/8 hours sleep so don’t feel too bad today. Will finish off the finances later today.

    Turns out the replacement toilet seat wasn’t in stock (hate it when companies do this, especially as I paid extra for next day delivery). They needed to order it and wasn’t going to arrive until February so asked for a refund. So I might shop around for a cheaper one. It feels like a sign :lol: There is a company that makes seats for this toilet, actually looks nicer and a bit less...still £70 though ha.

    Bedroom looks nice and yes pictures and or photographs around the place will make it homely.  As I type I am looking at a limited print of a pencil drawing of Tower bridge and the River Thames which reminds me of London and is hanging in my study.  Has sentimental value though more than anything else as my Dad commissioned an artist to produce 100 of these in celebration of 125 years of the company he was MD of in 1986 and I inherited his when he died.  Also the same year my eldest DD was born.  A little piece of London in our house 250 miles away.  I always choose pictures which mean something or of places we have been though. Some people choose pictures to go with colour schemes etc. 

    Sounds like a good thing the toilet seat was out of stock.  £120 is a ridiculous price.

    Food sounds very nice mate. 9/10 we have a roast on a Sunday - roast pork with the crackling this week. Proper pork & apple gravy too ate like pigs haha. Another bottle of the F&M sparkling tea - 100 worth trying it if you want a night off the booze. I'd shop there every !!!!!! week if I lived in your neck of the woods probably be in even worse debt with all the London temptations though.

    Def get some some art on those walls. Personally I like tenants to make their places a home but know some LLs can be funny about it so I'd check tbh or just accept a bit of a deduction from deposit. Going by the values you gave on here that flat is one of the shittest yields I've seen in a long time tbh so you may be right re renting in London not being so bad. 

    Just go with the £70 seat mate.

    Yeah, thinking the tower bridge painting above the bed. Bought it at my first place around here when you could just about see the top of the bridge in winter when there were no leaves on the trees ha. It's nothing particularly special but holds a bit of nostalgic value as actually bought in a shop back home, so a bit of a dual meaning. Perfect for bedroom and large so will fill the space a bit. Thinking some kind of collage of pictures of good times and family in the hall and then maybe something music related in the hall as well (lots of bare walls). Then there is one other space in the living/dining area where i'll put something poster sized. That will add another layer of homeliness...

    I love stuff like that, meaningful but also cool in it's onw right :-)

    Haha yeah...I was shocked at how much it is. But don't want something wobbly that doesn't fit well...

    Very nice. Got some sparkling elderflower stuff I'm looking forward to tomorrow ha. Mate's gf was driving and left it behind. Yeah, it's pretty much the closest shop ha! It's pricey but the quality is very good! Lived above one years ago, remeber buying some steaks as I had a girl over and cost me about £30...was thinking could've eaten out for the same price ha.

    That roast sounds amazing. Love a roast but is a bit of a squeeze in the kitchen I have ha. But looking forward to entertaining more when this COVID stuff is over.

    Yeah, contract says you're allowed to put pictures up etc. but just have to tell them. Not that they'd respond ha. Sent a list of things that need sorting to maintenance (things like tap in kitchen is dodgy...temperature comes out random and it dribbles) but have had no response in 2 weeks ha. Bloody London estate agents. Had the same problem with another so ended up asking for Landlord's number and he just came and sorted everything himself...true re: yields...don’t think they’ve been great for a while anyway but been exacerbated by covid. Though landlord bought the place for £200k and probably has no mortgage on it by now (was in 2000), so he’s done well out of it. But then there’s still the opportunity cost and the fact he could sell and earn a better return on the cash. I think a lot of people hold onto London property out of vanity/prestige. I’m actually over it to be honest. Happy renting and building savings that I invest and then see where things are in a few years...maybe I’ll be ready to leave London by then, you never know. Mate bought a place for £600k on help to buy and reckons he will have to sell when the htb loan starts charging and is t certain he won’t be in negative equity...lovely flat though, albeit zone 4.

    Yeah, £70 actually looks nicer and specifically made for the same toilet so will look the part in that respect. Still don't know how it broke ha...

    Weekend went far too quickly. So not ready for work tomorrow ha. Still need to get this impact assessment done as didn't do it today. Ended up going on another stroll. Just going to block out some time in the calendar. Worst case I could delegate it but needs to be well written and I end up spending as much time redrafting as I would if I do it myself...another busy week ahead so hopefully it flys by...

    Tried to go for a drive to keep the car going and the battery has gone dead ha...another reason to get rid...I'll drive it once a month tops which isn't going to keep the battery topped up. Plus hiring a car probably works out about the same as maintainance and insurance...

    Sleep time!

    The more you tell me about the location of your place the more tempted I am to ask you if you fancy a house in Nottingham lol, probably not too unusual to keep a kid in a broom cupboard in London these days. Sounds like there’s a business opportunity if all the agents are !!!!!! and a lot of commercial there ha. Not gonna lie, got proper location envy mate, I could def live there and bankrupt myself in about 20 minutes.

    Yes LL benefitted from the capital appreciation definitely tbh another way of doing it and why you are where you are with London yields which are generally !!!!!! and have been for a long while. As for paying the mortgage off depends on the plan- I don’t plan to ever pay the ones I’ve got off but horses for courses, different ways to approach it tbh.

    If you’re using your car that little time to say bye bye I think.

    Would I get the range as well? haha. There are a choice of cupboards ha. Could probably get a kids bed in one of them, with plenty of space ha.

    Honestly, the agents are shocking. Only experienced one decent and well run agency since being here...but that was exclusively set up to cover the specific development I was living in. Basically providing a full service to buy to let investors and they were really efficient/friendly, always responded quickly to issues etc. They were the only agent that responded when asking for references too ha. One didn't even protect our deposit until 6 months in, could have made a claim and got a few grand for that (think penalty was something like between 3-5x deposit amount and deposit was about £2500) but the landlord would have been liable and he was really nice so didn't... People say business ideas are often recognising when you could do something better...if I had any property experience I'm convinced I could...the fees they charge landlords are mental as well. 20% for doing nothing...don't even respond to emails... Pre ban on fees for tenants the fees they charged were mental here as well, more than double the fees I paid down south when renting. One flat share was trying to charge me £550 in fees for a £950/month room, I pulled out...

    I get the impression the landlord probably lived here for a while and then kept it when he moved (a lot of people tend to do that), pretty sure he's a banker or something (or so the agent told me).

    Agreed re: car. Need to update address on insurance if I'm not selling too, which will bump it up a fair chunk I imagine...I've got breakdwon cover with my insurance but only close to home...debating whether it would be cheaper to get a call out and battery sorted and then selling, rather than switching insurance...

    Fml mate I’ve already offered you more house than you’d know what to do with. Though tbh if you return the Range fully paid for and I could be tempted, desperate times ha.

    Was the dev a build to rent place? 20% fees in London wow didn’t realise that would probably be rich if Icould charge that on a standard res unit in this part of the world. 

    Can imagine a lot of accidental LLs London way, type you describe bought a property, lived in it and let it out no intention of building a portfolio.

    Do you seriously not know anyone with a set of jump leads - or buy a battery pack not going to cost a lot get it running and !!!!!! it off.
