    Your EA fulfilled his promise. You were under offer/sale agreed within the timeframe. After that the legal part is done by the solicitors/conveyancers and your EA just smooths things along by talking to all party's.

    Is there a Help to Buy Equity Loan to be repaid?
    This question was directed at you. Did you purchase the property with the aid of a Help to Buy Equity Loan (not HTB ISA)?

    Buyer is cash
    As in cash in the bank, or cash provided by a mortgage lender i.e. your buyer is a FTB, or cash provided by a relative as a gift?

    Has your buyer had a survey and searches? Were there any queries arising from those?

    Do you know exactly where you are in the process, rather than where you are not? Do you know/ have you asked what is still outstanding?

    Completion is not set until exchange of contracts. The estate agent has little to do with either.

    Even if all goes well May to September is good.


    You don't actually "sell" a house in 6 weeks - getting an offer like you had in 4 weeks is a good start .

    We marketed my MIL house in May (empty as part of her estate) and had an acceptable offer inside a week - "cash" as in needing a mortgage - and not in a chain.

    Exchange/Completion was due at the beginning of September - buyer pulled out with days to go.
    Never pay on an estimated bill. Always read and understand your bill

    There doesn't seem to be any major reason for a delay. You need to speak to your solicitor and find out what they are waiting for and what step is still outstanding. Until you know this we cannot advise.

    The estate agent is a red herring.


    Go in and see your solicitor and ask what is outstanding and what timescale he anticipates.


    (this is why I always recommend using someone local - and never the one recommended for the amount of commission they pay the EA!).

    When all paperwork in chain is back and accepted, each solicitor will ask their client for preferred completion dates.

    Once a date is agreed upon, contracts can be exchanged and the completion date becomes legally binding.

    Presumably, one or more solicitors in the chain does not yet have everything they need so no request for completion dates has yet been made.

    Contact your solicitor who is managing your sale. Your estate agent is only going to get the same information from them as you are.

  • The estate agents job is complete in that their appointment was to introduce you to a buyer. I've never seen an agents contract that has performance clauses built into it so they can perform as badly as they like and their fee is still due from the vendor. I have tested this in court (and lost).


    I'd never recommend using a solicitor the agent recommended for the reasons above.


    It's your solicitor you should be chasing.

    Buyers solicitors are reviewing the file today with regard to exchanging. It won’t exchange today unfortunately but, should nothing else be outstanding, it should be as soon as possible. Your solicitors will ask for instruction of completion date shortly. Thanks!
