Both get help to buy ISAs whilst you can (think before november is the deadline) and start saving into them and clearing debts (and get partner used to not living in his overdraft if hes one of those). It'll be less stressful to be moving with reduced/limited debt and outgoings when making the commitment to the mortgage payments. Maybe you'll be able to afford something thats had better upkeep, too. The as and when costs could be considerable if it needs a rewire, new kitchen/bathroom, etc.0

L&C are a 'free' mortgage broker so they only want vanilla cases and your case is not vanilla. Mortgage and property under £50k, high LTV, default on credit file, living in overdraft just one of these on its own would be problematic but you have a combination. You should also be on the application regardless of how you decide to divvy up the household expenses.
It sounds like you need a mortgage broker but not a free one like L&C. You will need to pay for the advice otherwise with a mortgage value that low it would not be worth a broker's time to place it unless of course one of the brokers who regularly posts on the forum comes along to say that you haven't a snowball's chance in hell of getting a mortgage even with a broker in which case you will need to rethink your plans.0 -

You're right, although it does have a new kitchen, the bolier, wiring etc are all expensive jobs if something should go wrong.

Sadly ,so often on this type of post, they want the answers they want to hear , not the ones they don't
If you want it hard enough you will find a way to overcome the debts, pay them off and hopefully look at asomething you would really want to live in rather than anything that is just about in your minimum budget.
Renovation costs can spiral so just beware in future0 -

Thank you I really appreciate it. The whole point of the post was to tell me what I already knew but was ignoring, it's hard not to get swept up in the idea so you've all helped me massively0 -

I completely agree with this. It is a refreshing change to get an OP who listens and takes on board replies that are not what they hoped for. Many people flounce out in a huff!
OP, you seem to have a sensible grasp of the situation and I hope you eventually find a lovely property that you can afford and enjoy.It's not difficult!

Lenders won't be interested in the possibility that the default 'might' be removed in the future. It's on there now, and until it goes away, it's a reason why mainstream lenders won't touch you. So maybe concentrate on getting that removed, if possible.No free lunch, and no free laptop
