replace roof tiles for loft conversion?

Fourth Anniversary
Hi all

Starting out on a loft conversion and have already decided to replace the felt and battens on our 60 year old roof.

The concrete tiles are of the same age so my thought was to replace them for new at the same time however my roofer reckons the new concrete tiles arnt as good and the old would last just as long. What is your opinion please?

  • I would listen to the expert.

    However scaffolding is expensive, and might be worth doing them whilst its up. What would the cost be to replace the tiles on top of the current job?

    If the roofer thinks they're fine, they'll be fine.

  • For my pennies worth... When I was fitting solar panels, someone once told me that by rights it's the membrane that gives you your waterproof barrier, and the tiles are it's mechanical protection. I assume you trust your roofer, but if your not sure maybe ask another roofer for a quote and see if they would change them?

    I re-felted and battened recently. The concrete roof tiles were 40 years old and showing no great signs of deterioration, so they went back.


    They were very like the perfectly sound tiles on my last property, which are now 70 years old.

    For once a tradesman that's trying to save you money. I'd roll with that.
  • Thanks for the replies all - to answer the first question the additional cost would be about £1,800
  • we replaced the tiles on our 80 year old roof when we were having a loft conversion.
    I felt that all the scaffolding and disruption was already happening once, no point in having to do it again in 5/10 years time.
  • We used our old tiles when we had our extension done. Roof was taken off completely. 1930s bungalow so presume the tiles are that old. Had to buy some more to complete the job.. The old ones went on the front and the new ones on the back.
