    And thats better than not putting an offer in at all, how?

    At least if OP knows what is acceptable to the vendor they can adjust their current sale price accordingly.

    Which, of course, won't affect what somebody else is willing to pay for their place by one single penny.

    We're the same - selling ours and buying another with the same local EA. Complete coincidence but all working out well.

    You're not in any way "proceedable" until you're under offer with buyers survey booked is my opinion.


    I sold a previous house using the vendors agent (a small local developer selling new build). It came in very handy when the agent persuaded me to lower the amount I was prepared to accept so I simply used the original difference in selling/buying as my "cost to change" and stuck with that figure, so the agent had to simulateously get the developer to drop his price to keep the deal together so it did work in my favour. I ended up paying about 10% less than the neighbours as my own sale had been chipped down.

    But it might allow the seller to lower their price to one that makes a quicker sale more likely, to make their onward purchase more likely. As per mutton Geoff except he had a nice closed chain.
