Urgent - Can we put an offer in after saying we will buy the house?

I feel very stupid.
We are buying a new build property. The house was built 6 months ago but the buyer had dropped out. It has turf, wardrobes etc included in the price. We have sent them a copy of our AIP and they have checked our chain, but not logged us onto their system yet. We have not paid their reservation fee, but need to pay it today.
This is where I feel stupid - It didn't even occur to us in our excitement to try and negotiate the price. There are only 30 homes left on the massive development. We will be able to complete in the 6 weeks they have requested and are in a good position.
In your experience, have we left it too late?

How does it compare with the prices of sold similar/identical properties on the development?
Do you know if the extras you're getting were included anyway, or if you're getting them for nothing as the previous buyer paid, or if you're paying?2024 wins: *must start comping again!*0 -
You can negotiate the price, whether the developer will agree to lower it is another matter. You haven't agreed to buy the house yet. Placing a reservation means "We would like to buy this house", exchanging contract means "We will buy this house at the agreed price"0

Always good to put an offer in, however they have a profit margin to protect, so they may push back always. The more that you can convince them that you can act with speed, the better.0

You need to talk to the developers and point out that the asking price of this plot is high compared to other recent sales.
The better prepared you are with facts and figures the more likely they are to take your lower offer seriously.0 -

Firm that up to "We have discovered most others have paid less..." and you have a reason for offering below the developer's price.It seems that most other people on the street have bought their houses for a lot less than what we would be buying ours for.
Don't expect them to roll over immediately. Just tough it out for a few days.0 -
