  • As I say, others are refurbished and mine isn't. No double glazing, no new bathroom, no new carpet, no new kitchen, no roof insulation. No new heating.
    Reasonable? I think not!

    Would you be willing to move into one of the other properties with all those benefits, and pay an extra £2,664?


    Alternatively, as you're clearly a long-term tenant, why not ask for a 3 year contract next time? Or 5 year?


    The buy your own cheap carpet. Even kitchen perhaps.


    Not sure why you need 'new heating' - does the heating not work?

    So the rent goes up when there's an extra adult living there. Would they decrease it if it was just you suddenly, then? How bizarre.

    When was your rent last increased? Perhaps you're well overdue an increase and they've gone a very bad way about justifying it.

    Well if your daughter is paying for her room, you could advise the landlord that you now have less space and need a reduction. how about £78 per month?

    Tell him that your daughter is leaving home.
  • If your rent is £300 below the market it’s reasonable for your LL to ask for an increase. Maybe not to the level of the refurbished flats, but some rise certainly.

    However, that is absolutely nothing to do with your daighter’s birthday!

    I would write to the LL and state that while your daughter’s age is irrelevant to the rent, you would be happy to discuss a small rise due to the local market, maybe suggest £50?

    Suspect it may be an excuse to grab a little more to compensate for fee bans. My LL told me recently that the agency had upped their fees to him by £50 a month to compensate for the loss of tenancy fees (Seems obscene but I guess my being the same for four years "compensates" (sik) for others who change regularly).
    Fortunately, I'm very close to buying my own place, so I guess it'll be between him and the next tenant.
