Advice on safety in Hornchurch (Elm park side) , Hainault, Chigwell

    Was also thinking of recommending Upminster, it does tick a lot of boxes, but it doesn't make that so much sense for the Waltham Forest part. Might as well live over that way really.


    Without knowing a budget, it's impossible to suggest anywhere really.


    Parts of Enfield would work well too.

    These areas out of the list are better than the others. But these 3 areas have pockets of nicer bits and not so nice.

    -Loughton
    -Chigwell
    -Hornchurch

    Commuting by car from South East London to Waltham Forest would be a nightmare on the A406/A13 and A12 and not so good by public transport, DLR and Jubilee Line being two lines you would be using.


    Hainault, Thamesmead and ElmPark would be the cheapest areas out of the list in terms of housing.

    I think you need to narrow your search a little. Not many people who can afford Chigwell would also be considering Thamesmead. And anywhere SOTR would require your husband to cross the river to commute. Which probably means spending 3 hours a day queuing for the Blackwall Tunnel: which I wouldn't wish on my worst enemy. There are no other road crossings until Dartford.

    There's the Woolwich Ferry - but I'm not sure that's one for your worst enemy either...

    I would suggest the options on the central line are best for commuting to Oxford Street - Chigwell, Hainault, Loughton. Where in Waltham Forest will your husband work - as the central line is also ideal for Leyton/Leytonstone but less so for Walthamstow or Chingford?

    However they have good and bad roads - Loughton is nicer than Debden, Chigwell has very expensive parts (think Dorian in Birds of a feather) and council estates, Hainault has good and bad bits but you are guaranteed a seat as its the end of the central line.

    Other options could be Newbury Park or Barkingside on the central line - they are zone 4 so a bit cheaper travel wise?

    Hornchurch is nicer than Elm Park - but the trip to central London and Waltham Forest is much longer. Easiest to get the district line out to Upminster and then the fast c2c overground into Tower Hill as the westbound district line takes forever!

    Woolwich will be better commuting to Oxford Street once you get Crossrail from late next year - but its a long trek to Waltham Forest.
