Renting in Hampton Peterborough year increase

Hy everyone,

Hope you are all well. Looking for some advice if anyone can give me. I am renting a HMO in Hampton Peterborough UK and the landlord is asking to put the rent up by just below 5% (4.76 to be exact)
Looking around at UK average % increase on this website seems to be around 1.4% for private landlords.
This is on the ons gov uk website (I cannot post links)

I am looking for more Peterborough/Hampton statistics or advice on what average amount is for rent increase.

I am fine with a rent increase but I want to make sure it's not too much and in line with local area but cannot seem to find any concrete statistics. My other housemates have also had the same message and they also feel it's too much for their rooms.

Any advice is always appreciated

    What do other rooms let for? The % is irrelevant because your landlord might not have upped the rent for years. Maybe you were getting a great deal before. Will it be a good deal after the increase? If not, find somewhere as nice or nicer, cheaper.

    Thanks for quick reply. As far as I know other housemates are paying the same as me. I do not feel the new value is the best value looking at other prices around but I am happy to negotiate if my landlord is willing.

    I want to make sure I have all the information before filling replying to them.

    Yalpsmol meant what are other rooms in the local area going for, not rooms in the same house.

    Hi again,

    Sorry, so area seems to range from 475-550 with most seemly towards the lower end of that. Though it is always hard to get a good feel of the room sizes by the pictures.
    My landlord is asking to raise to 550.

    I might see if I can negotiate it down a bit and if not maybe look elsewhere.
