    A fixed term is exactly that - your contract is for 6 months. You can walk away at the end of it without any notice being given at all!!
  • That's what I thought. It sounds ridiculous but it its written in the Tenancy I don't think there's anything we can do.

    Ignore it. It's an unenforceable clause.

    I think OP is referring to the notice period once it becomes a periodic tenancy, should they remain after the AST ends. OP needs to check what they agreed and signed for.
    OP, you may well be FTB's, but there is still a chain above you that can block or break. at any time before exchange.

    Looking at our previous tenancy is does mention that 1 month notice needs to be given after the fixed term ends making it 7 months. This year I think it's changed to 2 months after fixed terms. Rare I know but its in the Tenancy so not sure if there is a way around it?

    When the fixed term ends the tenancy ends.


    Though it is possible as suggested this clause refers to a subsequent periodic tenancy: what exactly does the clause say? Please quote in full, together with any section heading.

    They can say the sky needs to have diamonds in it on Xth December and if it doesn't you owe them a million pounds.., but doesn't mean its enforceable.

    A fixed term is a fixed term, if you leave on 30th December, no further notice needed, no charges due except maybe a check out fee.

    1 month notice after the fixed term has ended is referring to a periodic tenancy.

    E.g. when your fixed term ends, if you stay one day over it becomes a periodic tenancy where you have to give 1 months notice to leave.

    The fixed term is just that - fixed! Once you exchange, write to your landlord out of courtesy stating that you will be moving out at the end of the fixed period on <date>.
    Should've = Should HAVE (not 'of')
    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
