When a listing just sit there with no reduction and no sale

  • It's not gone 'under offer' at any point, An offer that falls through can actually just be false hope that makes a seller more unrealistic.

    How do you know that unless you have contacted the agents?

    Not all properties get listed as under offer or SSTC until much further down the sales process.

    I think those 'sellers' must imagine their normal house is something very special, and more unique than similar but much lower priced houses. Perhaps they think the quality of the photos or the paint colour in the hall bumps up the value by £50k. Personally, I think that's an odd mentality. But some posters here obviously think it's very normal.

    You (well not you because you actually need a house to sell first) can put your property on the market for whatever price you wish. There are no rules that say you have to put it up for sale for what next door was up for.

    You might think that is odd, but it's just the way the property selling business works.

    Not all properties get listed as under offer or SSTC until much further down the sales process.

    If that was the case, an accepted offer was of so little consequence that it didn't even warrant a change on the listing. It registered as a non-event, and nothing to pop the champagne for.

    That's a nice way of justifying illogical behaviour. I have an old beat up Vauxhall Escort and I think I am being sensible and normal advertising it continuously in Autotrader for a hundred grand. Nothing unusual.
