When a listing just sit there with no reduction and no sale

    You'd be surprised what some do.

    My first viewers DID check the loo. I, personally, DO check inside about half the kitchen cupboards to see what "surprises" are in there - some are built-in appliances, some aren't openers at all, some are corner "glory holes"... I want to see/know how many are actually cupboards and how many are filled with built-in things I have no need/wish for.

    The shortest notice I had was 2 hours.

    In part, it depends on two things:

    1/ whether you already possess a "place for everything" so you can put everything in its place. For those with less money things are a little less "tidy" and nice looking. More things are wedged where they fit/are handy to get at to use.

    2/ whether you do live in your house how the photos show - or whether a viewing involves things such as removing nets from windows, tucking curtains into a different position, packing away a footstool and PC setup, making sure the washing up is done/dried/put away (for those without dishwashers), swapping the front door mat over (from grubby one you use daily to newly bought one for viewings), removing your usual bath towel and putting out a new one :) And, of course, every viewing needs a quick dash round with the vacuum, sinks/loos cleaned/refreshed, worktops wiped down, sink/drainer cleaned/polished, bins removed, washing up liquid/sponge out of sight under the sink...

    When I sold my flat in London a couple of years ago, I kept it obsessionally clean and tidy for a few weeks, I think that was why I sold so quickly. i remember looking at the photos of the competition that had been hanging around for ages and thinking they were slobs.

    Buyers often naturally assume that a house that has been languishing unsold for ages must have problems. But at least tidiness and cleanliness are rectifiable. It takes effort to keep it tip-top, and would be a definite pain long term. I don't think I could have kept mine like that for more than a few weeks. Serious selling is a pain in the backside, and not something I would be able to maintained for years.

    They're probably the most slobby ones who can't be bothered to tidy up or keep it clean, if they are still for sale after all that time.

    They are usually just overpriced, people will overlook a lot if the price is right, but make all sorts of lame excuses no matter how well presented if the price is wrong (too high)

    I suppose it was all my fault. I just couldn't tear away from this thread where people are feeding a troll for 10 pages! :eek:

    Or did the OP just chum the water with "Anti-HPI Forever Juice"? The resident trolls seldom find the willpower to restrain themselves when that happens....?

    tbh I would rather it was the price that was causing the house not to sell than my own laziness. It's easier to correct a pricing problem than it is to correct laziness.

    Hard to argue against over-priced houses just sitting there though?

    It has taken a bit of time for west country sellers to start realising London money has gone AWOL.

  • they may be waiting to rent (have a high yield) or simply overpaid themselves and are bitter... also could genuinely believe the market will change.. (we're all praying)

    Seeing price reductions in that area from 25 - 60k, looks like some sellers are smelling the coffee now and accepting reality?
