Help Needed - Possible Eviction

Hello, first of all I hope this is the right place to come.
I am in need of some advise.

I am currently private renting under an assured shorthold tenancy. I have been in since December 2018 and renewed the contract in June to last until December 2019.

I owe my Landlord £200.
It started when my mothers wife had a heart attack so I had to book a last minute flight for my wife to travel and visit her mother.
Landlord was initially okay with this.

Now his tune has changed.
He is making bizarre statements that I now owe him £980 despite me checking my bank statements to find I actually owe just £200. (Rent is £430 per month, paid on the last day of each month).

He sent me a text message that he wants us out by 15th September (He sent me this message today (01/09/2019).
So I have not had any written confirmation or any proper steps saying we have to be out by so and so.

I am full time working.
My wife is a full time Mother who is also 7 months pregnant.

What can I do?

    Pay the £200 arrears immediately.

    Pay the arrears on Thursday he can't kick you out on the 15th if you have a contract of any sort
    An answer isn't spam just because you don't like it......

    He said I can pay but he still wants us out as we are "unreliable"...even though at first he was perfectly fine about the family situation.

    I thought he could issue a section 8 and have us out by 2 weeks.
    We have not received any sections or proper notices.

    Not if you cease being in default on Thursday.
  • I will send him the money however he is making claims I owe £980.
    My statements show I have sent him money at the end of every month,

    On top of all this the cellar is having a mould issue and had to throw all our stuff away.

    Check out the Guides for Landlords and Tenants 'sticky' at the top of the main page of this board.

    Do not debate/ argue/ dispute/ beg/ bargain with your landlord via text message. Ask them to e-mail you or write to you. Politely and repeatedly, if necessary. Pay your rent arrears as soon as you are able: your landlord may need that money to pay the mortgage or insurance or suchlike.

    Do not voluntarily move out nor allow yourself to be bullied out. If you do the local council may deem you to have made yourselves "intentionally homeless" and refuse to help you.

    Mould is a separate issue to your rent arrears.

    He can't do this. He has to go to court to get possession.



    Why do you have to wait until Thursday? You should pay the arrears immediately.



    It is never a good idea to not pay your rent. Rent is the most important bill that you have and has to be paid before you buy or pay for anything else. It cannot be used for anything else if you are short of money and have no savings unless you want to risk becoming homeless.



    He was probably perfectly fine about the family situation to start with but didn't expect to have to wait as long as he had to for you to pay your full rent and now you are making him wait until Thursday.



    Don't expect to get a renewal when your fixed term ends. He will probably issue a section 21 and go to court for possession.

    However my landlord has invited himself around to the house on Tuesday.

    Do I answer or not?
    I want to pay him the £200.
    However if he still wants us out, what's the point. I'd have to find money for another rented house.
