Resin Patio Advice

Hi, I'm after some advice on what to do.

We wanted our patio extending and sorting out as the old paving slabs were moving when you walked over them.
I put about 10 back down with sand and cement just to get us over the summer so the kids didn't hurt them selfies.
So I know when I took them up I found the patio to have been dot an dabbed on to mud basically.
No hardcore foundation.

We wanted our garden sorting and ooted for a resin patio.
I'll upload pictures if i can figure out how to do it.

My quote was via text message as follows
Hi nice to meet you earlier.
Quote as follows.
1) To dig out and take away all flagstones.
2) To hardcore and compact.
3) To lay a block paved edging.
4) To fit new manhole inserts.
5) To lay and trowel in a new resin bound patio and pathway.
Total cost 3,650

I was happy with that and the way the job was going to be carried out.

I have found out that my old patio as been left down, no foundation as been put down apart from where it was extended.
There is also ripples in the resin patio and where it meets the path at the side of our house there is a small step ( a potential trip hazard )

The main guy is away on Holiday while my job was completed.
But i contacted the lad doing the work as soon as i found out it wasnt being done as per the quote.
He told me not too worry they have covered our old patio in a slurry mix filling all gaps.

I have not spoke to the main guy ( Kevin ) as yet as he is away.i also haven't paid anything as yet.
I just want advice etc...

Also if anyone could advise on how I can upload pictures I'll do so asap.

  • I know it's not a great help, but the only advice i can give is whenever you are going to have work like this done watch them like a hawk and tell them before they start work that you will be WATCHING and checking that they complete the work to the quoted specification.
  • Hi, yeah it's not much help to me at the min, however I do appreciate your advice an hope others take this on board too,

    The Main guy is back in Work on Wednesday so I'll phone him and arrange for him to pop round and see what he thinks or is going to do about it.

  • So quick update, so my existing patio was left down.
    A slurry mix about 10mm was poured over my patio then resin was put over that.

    So the main guy came out today and was offering me a £200 discount as they didnt remove dig out hardcore and compact 28square meters. ( sounds about right )

    He said my existing patio would have been wackered and broken up. ( I told him it wasnt as I had pictures to prove )
    Water stands in the middle of the patio he said that's normal as its porous serface it just drains away over time.

    Then said the slurry mix would be a couple of inches thick.
    I pointed out it's only about 10mm.

    They said they drilled drain holes all over my patio to allow for the water to drain away.

    Does all this smell like B.S ?

    Yes it does, but OTOH we've only got your side of the story. Did he come up with the bit about drain holes after you said it hadn't been broken up? Did your pictures unfortunately just happen to be taken before the holes were drilled?
  • Yeah I appreciate there is only one side being told,

    But he assured me the old patio was broken up, until I told him I had pictures to prove other wise.

    Then he said they drilled holes for drainage, i then suggested that the Resin would slightly sink in them holes ? To his reply was then no as we put resin in the holes first to stop it sinking.
    He said him self the slurry mix would be a couple of inch thick, but I showed and proved to him around the grids etc that it was no more than 10mm

    There is at least 25m2 of patio that as not been removed dug out and compacted ( as the quote said it would be )

    That's around 75% of the surface area.

    Why give me a scope of works but then do the job a different way, using less that half the materials and labour but yet still wanting to charge the full price.

    As anyone come across this before ?
    What did you do / what happened in your situation?

    Resin bound patio / drives is yours all lumpy ?
    If I put the garden chair on it randomly it starts to rock 9 out of 10 times.

    Because had he said we'll thrown and under sized slurry over your existing patio and go straight over the top of that with a substandard finish you'd not have never given him the work.

    Have you tried telling him you want the job done as quoted? Of course if that means removing what they have done, which will be a lot more work than originally envisaged, that's not your problem. Let him know you are taking legal advice, and do so if you can, or at least see what CAB say about it.
    Get a quote from another builder to replace or correct the work done to the standard quoted - that gives you an idea what it will now cost.
    I wouldn't pay anything until the matter is settled.
