Urgent help needed

Hello everyone I’m new to the forum and I need advice please.
My son has applied to rent a private property. The reference checks are being carried out by rent4sure. He has checked his credit score on line using TransUnion as rent4sure use them. His credit score is poor as he has a default showing from 2016 that he was unaware of. He has immediately contacted the credit supplier and set up a payment plan. I know this won’t make a difference to his score but he has explained this in the application. His employment reference and last landlord reference are both good.
Will rent4sure decline him solely based on his credit score or will they look at the whole picture. Thank you.

The credit agency won’t decline, they’ll give a report to the landlord/agent who will then make a decision, based on the likely financial risks identified in that report, whether they want to let the property.
Unfortunately it’s one of those things. Your son has given his account of the default to the agent so all you can really do now is wait for the report and see what decision is made.0 -

Without knowing their exact criteria for pass/fail it is impossible to say. It now is what it is, so just a case of waiting.
Whilst the report may say pass/fail it is still the decision of the landlord. They may have a blanket policy that they refuse anyone who fails and accept anyone who passes. However, they may also see things that cause them concern on a report that ‘passes’ the check and still decide not to go ahead.0 -

Whether he passes or fails in the end it is the landlord's choice as to whether he rents the property to him.0

From what I can see on their website, there isn’t a lot of information on how the “score” is reached, but that is to be expected.
Unless the LL has opted for some form of rent insurance (which is contingent on passing these kind of reference checks), he/she will have the discretion to accept or not.
In any case, if they do decline to let to your son, make sure you get the holding deposit back (assuming you’re in England) as they are only allowed to keep it for failed references if your son has misrepresented his situation.0 -
Thanks everyone. I’m unsure whether or not he should of declared to rent 4 sure that he has discovered the default on his credit file after reading it would not of been visible to them. However it’s done now and he’s been honest. We can only hope the landlord sees past this and values his previous good tenancy reference and good employment reference. 🤞🤞🤞0

Rent 4 Sure have declined my son as a recommended tenant. They have told me that their decision is based entirely on his credit score. The landlord and employment reference were both excellent.
It is because rent 4 sure offer insurance services and his credit score does not meet their application requirements. Absolutely gutted for him that this passed mistake is now preventing him from finding a home. I really thought it would come down to more that credit score ☹️0
