Part exchanged houses

Hi all,

Forgive me if this has been posted elsewhere but I haven’t found it.
Basically I’m tied to living within a certain area but there aren’t many houses coming up for sale which meet our needs. There are a lot of new build estate locally offering part exchange, so what I want to know is who sells the house that’s part exchanged ie the used house? I know Wainhomes advertise the used houses on their sites but I can’t see any others.

TIA for any suggestions.

    The ones I have come across usually appoint a broker who then appoints 2-3 local agents (on a ‘winner takes all’ type of contract) to sell the home on.

    Therefore, until you actually get the contract paperwork etc through and see that the seller is a developer you may not be aware that it’s a part ex.

    Oakleaf homes are one of the people who sell part exchanged homes, and there's also Taylor Wimpey,
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    They still seem to get onto Rightmove so I'd say that's the main place to look still.

    We've recently had a long hunt for a home and it's the same here - very little has been coming on the market and it's really died a death with the usual summer slowdown. I don't know if Brexit uncertainty is making people hold fire on big life changes? People don't seem that worried about it day-to-day but it's the only thing I can think.

    Keep badgering the agents in the area, stressing how keen you are to buy - try to be top of their call list when something new comes on the market. Though to be honest in our area I'm pretty sure agents just put houses on Rightmove and kick back. We're cash buyers, sat waiting in rented, and still never got called about houses that fit our criteria perfectly and didn't sell for weeks on end.

    Good luck with the search. Took us over six months but the right one came along in the end.

    They're usually all sold through regular EA channels so will already be on Rightmove, etc. Unfortunately there's no secret hidden pool of additional properties only available to those in the know if that's what you were looking for.

    The last one I saw, the developer bought for £240,000 and sold for £224,000 (with back-to-back completion). Which, when you take off the agent fees they’ll pay and their legal fees shows what a huge markup they are making on new build properties.

    Taylor Wimpey use The New Homes Group for assisted sales and part exchanges. The New Homes Group have a panel of estate agents that they use locally to sell the property.

    When we part exchanged our old house earlier this year the developers marketed our old home with a local estate agent.

    They sold ot a couple of days after it went on the market whilst were still in it!
