Sister won’t sell house

Help please. My sister and I are joint executors and joint beneficiaries of our late mums property. I want to sell and my sister doesn’t. She wants to keep all the utilities on and wants me to pay half the bills. I am happy to do this until we get probate but I can’t afford to keep paying for longer. In The meantime she won’t give me a key to the property so I can’t gain access although she can. Any advice on what I can do about this situation ? Thx

Does your sister live in the house?
Unless she can afford to buy you out, ultimately she will have to agree to sell.0 -
the utilities etc should come out of the estate (ultimately your money) -
she can't keep you out of the property.

Any costs associated with the house should currently come out of the estate funds, unless she is living there in which case it is all down to her.
Explain to her that unless she can buy your share out then the house will need to be sold, either with her cooperation or by a forced sale through the courts which will be very expensive for both of you.0 -
No she doesn’t live in the house. I love 250 miles away, she lives in the same town and saw mum a lot.i think she thinks that I should let her have the house as some sort of recompense for this.0

The only bill I had to pay myself was the house insurance, the other utilities all accepted that there would be no payment until I had probate, they were extremely helpful over this.0 -
If she's not currently living in the property, had she given a reason as to why she doesn't want to sell?
Is this reason financial or emotional?
Does she want it to become a rental?
Can she not bare to see it sold?
Does she want to move into it?How's it going, AKA, Nutwatch? - 12 month spends to date = 2.60% of current retirement "pot" (as at end May 2025)0 -
