Urgent Change of Occupancy Help

Heya

So a month ago i notified my landlord and my estate agents (Foxtons) that I plan to move out and have found a replacement tenant. I was given the okay by both party’s. However I have spent the last 4 weeks calling Foxtons and emailing the landlord and neither are helping.

As asked by the estate agent my replacement Tennant has sent off all her documents to foxtons (who claim to have sent it to the landlord). However the landlord has not signed and given no reply to my messages. However, foxtons have lied to my housemates in the past about things they have “sent to the landlord” - which upon contacting the landlord he had never received. I needed to get out of this contract early September and the new tennant wanted to move in on the 4th.

I am just wondering if there is anything i can do to speed up the process in the slightest as honestly I am sick of calling up everyday to be given no answer.

    Are you a sole tenant?
    Is your tenancy in a fixed term? Dates?
    Is there a Break Clause?
    Or is your tenancy periodic (rolling)? If so, have you served notice? Date served? Date of expiry of notice?

    Assuming the replacement tenant is accepted, is the intention that your tenancy is ended (Early Surrender) and a new tenancy created?
    Or will there be a Deed of Assignment, assigning your current tenancy to the replacement tenant?


    How have you been communicating? Phone? Letter? Carrier pigeon?
    With whom? Agent and or landlord?
    What written response have you received if any?
