Report on title

Hello all,

Before I ask my question can I firstly say.. I do ask my solicitor but they aren’t great at communication hence me coming here.

Our mortgage is in place, searches etc done and we are at the point where the solicitor is preparing to send us the “Report on title” does this mean we are close to exchange now?

Please no sarcastic or similar replies.. I've come here for advice. Sorry to seem funny but I’ve asked a couple of questions and haven’t received the nicest of replies.. mostly from those who obviously know the system more than I do.. hence me asking as I’m new to the process! So please.. in the nicest way if you don’t feel you can be helpful I would rather you didn’t comment. Thank you!

    Maybe, maybe not. What other queries are still outstanding? What do you mean by etc?

    Why did you choose a solicitor that was poor at communicating? I'm not being sarcastic, it's a serious question.
  • I have no idea what is outstanding as they haven’t really been telling me.. I have to chase them quite often.

    By etc I mean the mortgage offer, survey, draft paperwork has been received from sellers solicitor and searchers are all done.

    We chose the solicitor off the Halifax Conveyancing site with our Halifax mortgage advisor, we picked them because the were in the “highly rated” section.. no idea why!

    Like I say we are FTB so we didn’t really know any better at the time

    Report of title will confirm that it is a clear title and has no restrictions on it, charging orders and the like. It confirms that what you expect to be buying is what you are actually buying.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    The report on title is a long letter setting out all the relevant facts about the property you are about to purchase. The letter usually comes with lots of attachments which are all the documents they have received during the course of the transaction. This should include the contract and mortgage deed to sign and return.

    If you haven't already received copies, they should send you the searches, the Property Info Form, Fixtures & Fittings, EPC, copies of the title and title plan, copies of the enquiries and the responses, the lease, the management pack (if applicable), SDLT Form and other miscellaneous papers.

    There may be one or two small matters outstanding, but essentially the report is the majority of the work done on your purchase and is to provide you with the facts, the associated documents for your perusal and signature on some documents. It is then your job to read everything, try to understand it (if you need clarification on anything, ask your solicitor!) and if you are happy send back the signed documents, which lets them know you are happy to proceed to exchange.

    Depending on what, if any, "small matters" may still be awaited, you should be nearly there!

    When the report on title arrives read it through very very carefully, particularly if the property is leasehold.
    Then is the time to raise any queries you have about exactly what you are buying.
    Check the title plan and, if there is one, the lease plan carefully, does it line up with what you are buying on the ground.

    Hi OP, you shouldn't be far off now. I had my report of title 2 weeks ago but my process is delayed due to probate. I would imagine your solicitor will be waiting on the response on their queries now.
    How long since you instructed? They say on average 3 months but don't take that as red as my sale last year (no chain) took just over 3 months. My current purchase will probably take 4/5 months due to probate!
    I would send your solicitor an email and bullet point all the questions you still have. Give them 2 working days to respond then chase with a phonecall.
