Convert 3 bed to 4 bed advice

Hi,

I 'm currently having a dilemma. With another baby on the way ideally id like a 4 bedroom home. As you can see from the floor plan, the bathroom is extremely large in an extension.with the bathroom currently measuring almost 5m by 2.7m in total.. (the original bathroom before the extension is approx 1.7 x 2m).

Where the toilet is, is the original bathroom, but this width is only 1.7m. Ive looked into reducing the size of bedroom 1 to create a hallway, have a bedroom at the back of the bathroom (in the extension) and partition off so the first half is a bathroom but the measurements are just too small.

I also did look at moving the bathroom to the box room and then creating a large 3rd bedroom but this is another £5k expense minimum and wont add any real value to my property.

Lastly i do have an attic room, but this is not to building regs and have been uoted £35k to achieve this.

I'm wondering if anybody has any suggestions on how i can create a 4th bedroom with no extension as my only other alternative currently looks to move.

    I know most prefer to have bedrooms upstairs, but is it possible for you to simply convert one of the downstairs reception rooms into a bedroom?

    I can't help thinking you're best off moving, or if that's not affordable at present, managing with what you've got. Cobbling together a fourth room is probably not going to be practical and will be expensive if done properly.

    If you don't mind answering (and feel free not to), what's the family make-up? Can you work it so members share space?

    1.7m x 2m (if that's what you're potentially working with) is sufficient for a toilet/sink/bath. It would be small for a 4 bedroom house, but needs must.

    Your plans are similar to how my house is now. I get the impression that maybe yours was like mine originally. Mine has an L shaped landing, and your bedroom 2 & 3 are one room, with the door level with the top of the stairs. (I have a very small bathroom also.)


    I do think your present layout is wasteful. Take a couple of feet off bedroom 1 to make a corridor, put a bath in where that cupboard is, with a shower over it, and put a small basin between bath and the WC. It fits in fine here, though I only have a 5' bath.

    The issue you'll have with making it a 4bed house, is there's still only 1 bathroom.
    That will make daily life awkward, & could make re-sale in the future more difficult, as increasingly 4bed houses have 2 proper bathrooms.

    A loft conversion, especially if it's a hipped roof, doesn't get you a 4th bedroom, as you'd lose the current 'bedroom 3' to get the stairs in. It would give you 3 big bedrooms + 2 bathrooms though.

    You have a big bathroom with enough room for making life easier, with baby and kids, maybe needing to use at same time. Most people dont have that luxury.


    You have the front downstairs room to use as bedroom, which maybe could be ok for two kids - not sure how many in your family, though.


    That way you spend no money other than some change of decoration, stlyle from longe wallpaper, to bedroom paper. Plus could easily be changed back when you HAVE to move, when everyone grows and a second bathroom and better designated bedroom space is really wanted.
